Having Problems with Plat Viewer?

Plat Viewer Instructions

If you aren’t getting any search results, check the order of the Section-Township-Range (STR).  Our office uses these numbers in a different order than other offices usually.  Our format puts the Township first, then the Range, then the Section.  The directionals are last and coincide with the Township and Range, respectively.

If STR is 05-14N-06W, enter it following the example below:

Always use the drop-down menu to enter the numbers, as it helps eliminate errors.  If you type in 5, our program does not know to search for 05 and therefore will return 0 plats.

Directionals are also needed to complete the search.  Make sure to enter the N/S and E/W.  If you do not know this information, there are a few things you can do to find out:  Go to https://gis.arkansas.gov/ and click “Maps” then “Map Viewer”.  At top left of screen, enter your address into “Find Address or Place”.  The stacked paper icon in the top right corner will allow the user to turn on other map layers.  Click the PLSS box (even though it is grayed out) to turn on that layer which will show the PLSS Section-Township-Range information you need.

Zoom out a few times until some red horizontal and vertical lines appear, the STR will be in red inside its corresponding square.

STR

Subdivisions are a search option, but usually not the best option.  Subdivisions are not required to have plat codes but the database needs that code in order to file it.  Subdivisions therefore may have an STR of 00-00-00 with both, either or no directionals chosen.  If you search by county, notice there are probably a few STRs 00-00N-00W or similar listed.  That means that plat is probably in a subdivision.   If the actual word “subdivision” was put into the database as part of the name of the subdivision, then it may be searched for.  If the subdivision name wasn’t entered into the database at all, it cannot be found by searching for it.

Township/Range/Section is almost always the best and most effective way to search for plats.
